Most DC-metro homes built before 1995 still have original Masonite hardboard, T1-11 plywood, or thin aluminum siding — all materials that have aged out and are failing structurally. Replacing siding is a chance to upgrade weather-resistive barriers (Tyvek or Zip System), flashings at all openings, and insulation behind the new cladding. Siding Materials We Install
James Hardie Fiber Cement: the highest-end residential cladding we install. 50-year limited warranty, 100% non-combustible, no insect or rot vulnerability, holds paint 15+ years. Installation requires special blade and dust-collection but it's the standard against which all others compete. Best for: historic homes, fire-prone properties, owners planning 25+ year hold periods.
LP SmartSide Engineered Wood: a real wood product (treated with zinc borate for insect and decay resistance) with 50-year warranty. Lighter and less brittle than fiber cement, easier to retro-fit on irregular existing framing. Best for: traditional aesthetic at lower cost than Hardie.
Premium Vinyl (CertainTeed Cedar Impressions, Mastic Quest): foam-backed for impact resistance, color-fast pigments engineered for 25+ years of UV. The right vinyl is dramatically better than the bargain vinyl from a decade ago. Best for: budget-conscious replacements where lifetime aesthetic is less critical.
Why Full Tear-Off (Not Overlay)
We do not install over existing siding. Three reasons. (1) You can't inspect and repair the sheathing behind the old siding without removing it — and 30–50% of replacements in DC-metro homes 30+ years old reveal sheathing damage that needs attention. (2) Modern weather-resistive barriers (Tyvek HomeWrap, Zip System) only work when installed directly to the sheathing — overlaying defeats their purpose. (3) Modern flashing details around windows, doors, and roof intersections require access to the rough opening — impossible with old siding still in place.
Overlay installs cost less up front but typically lead to moisture problems within 5–10 years that overlay can't reach. We won't quote it.
Window & Door Flashing: Where the Real Difference Is
The visible siding is only half the system. The hidden flashing details at every window, door, deck ledger, roof-to-wall intersection, and through-wall penetration are what determine whether your siding job will be leak-free in year 15.
We use peel-and-stick flexible flashing (Vycor, Grace Vycor Plus, or 3M All-Weather) at every opening, integrated with the WRB (Tyvek or Zip) in shingle-style overlapping passes — water always sheds outward and downward. Window pan flashings get a 6-inch base flashing with end-dams, jamb flashings 4 inches wide, head flashings with rigid metal drip edge. This is what code calls for and rarely what bargain installs actually deliver.
Color Matching & HOA Approval
Most DC-metro HOAs (especially in Reston, Burke, Springfield, Kingstowne, Cabin John, and any community with an ACC) require pre-approval of siding color, profile, and accent trim. We help you assemble the ACC submission packet — manufacturer color chips, photo of comparable installs, our license/insurance documentation. We've worked with most major DC-metro HOA management companies and know their typical review timelines.
Color matching to existing brick, stone, or trim: James Hardie offers their ColorPlus pre-finished line in 22 colors plus custom-match available on request. LP SmartSide can be field-painted to exact spec. Vinyl color choices are factory-only — no field painting recommended.
Project Timeline & Disruption
Most single-family siding replacements complete in 5–10 working days. Day 1–2: tear-off and inspection. Day 3: sheathing repair and new WRB. Day 4–6: window/door flashing and trim. Day 6–10: siding install. Final day: caulk, paint touch-up (Hardie/LP only), cleanup.
Interior of the house is unaffected — you can live in the home throughout. Power tools generate noise weekdays 7 AM–4 PM. We secure all openings nightly so security is never compromised.
