TPO roofing in Annandale, VA: which Holmes Run Acres roofs are flat at all?
Holmes Run Acres is the Annandale neighborhood people picture when they say mid-century flat roofs. The National Register form tells a narrower story, and it decides where a TPO sheet could even be a candidate.
What the nomination form says about the roofs
The roofs of the Holmes Run Acres home are either shed or gable and were originally covered with poured pebble asphalt.

Any roof can have changed since the form. The register form is a snapshot from the 2006 listing, and the district's own text says few houses have escaped some addition or remodeling. A web summary that calls the roofs flat is looser than the form, so check the roof you have.
Three things to put in a written scope for a small flat roof
- Replacement or recoverAsk the scope to say which it is, and to name the condition that allows a recover. Where the layers underneath are unknown, ask for core cuts.
- How water leavesState the slope, the drain, scupper or gutter, and what will be done about any pooling that shows today.
- Old edges and flashingsList which flashings, edge metal and drain outlets are replaced. The model code bars reusing rusted or damaged ones.
Questions about TPO and Holmes Run Acres roofs
Are Holmes Run Acres roofs flat?
Mostly not, going by the nomination form. It describes the house roofs as shed or gable. Flat appears on carports and on a few garages and additions.
Does a shed roof count as a flat roof?
A shed roof has one slope. The form gives no pitch for any roof, so only a measurement tells you whether it is gently sloped or properly low-slope.
What was the original roof covering in Holmes Run Acres?
The form says poured pebble asphalt. It does not name the layers beneath it, and it is not a record of what is up there today.
Does the National Register listing put a review on my roof?
The state page we opened describes the district and says nothing about roof rules. The Annandale page covers the county side. If your street has an association, ask it for its exterior rules in writing.
Does Fairfax County's permit page mention membrane roofs?
It names shingle replacement and small areas of roof covering, and it does not name TPO or any membrane. Ask the county's Land Development Services how your scope is classed.
Why does an enclosed carport change the roofing question?
Because the roof above it may now shelter living space. That changes what to ask about the layers under the covering, not the covering's name.
Where a flat addition meets the old wall, what should I look at?
Look at the flashing along that wall and at how rain leaves the addition. Ask the scope to list which flashings are replaced.
