What We Examine During Your Inspection
A King's Roofing in-home inspection covers every component of your roof system, not just the shingles. Our inspector follows a consistent checklist developed over 15 years of DC metro roofing work:
- Roof surface: We check every plane for missing, cracked, curled, or blistering shingles; granule loss patterns; exposed nail heads; and any areas of active or prior repair. On flat sections, we check membrane seams, ponding areas, and HVAC penetrations.
- Flashings: Chimney, valley, pipe boot, skylight curb, and step flashings are the most common sources of leaks on DC metro homes. We inspect every flashing for lifting, cracking, rust, or failed sealant.
- Gutters and downspouts: Clogged or sagging gutters accelerate soffit and fascia rot. We check slope, attachment, seam condition, and downspout discharge.
- Soffits and fascia: Wood rot here is common on homes built in the 1980s and 1990s throughout Fairfax and Montgomery counties. We note any sections needing replacement.
- Attic inspection: A poorly ventilated attic is one of the leading causes of premature shingle failure in Virginia. We check ridge and soffit vent clearance, insulation depth, vapor barrier condition, and look for evidence of moisture, mold, or wood deterioration in the decking.
- Written findings and estimate: Before we leave, you receive a written summary of everything we found, prioritized by urgency, along with a transparent line-item estimate for any recommended work.
When to Book an In-Home Inspection vs. a Phone Consultation
A phone consultation is ideal for quick guidance: a ballpark price check, a repair-or-replace decision, or a second opinion on another contractor's estimate. An in-home inspection makes sense when:
- You have had a recent storm. Hail damage and wind-lifted shingles are not always visible from the ground. An inspector with roof access will find damage that leads to a successful insurance claim.
- You are buying or selling a home. A pre-listing inspection prevents surprises in the buyer's due diligence period. A pre-purchase inspection protects you from inheriting a failing roof.
- Your roof is 15+ years old. Most asphalt shingle roofs in Northern Virginia begin showing end-of-life symptoms between 18 and 22 years. An inspection helps you plan and budget before a failure forces your hand.
- You have an interior water stain. The source of a leak is often 10–20 feet away from where water appears inside. An in-home inspection traces the path from the stain back to the roof entry point.
- Your insurance adjuster is coming. Having our inspector present during or immediately after an adjuster visit ensures the scope of covered damage is fully documented.

How long does an in-home roof inspection take?
Most inspections run 45 to 60 minutes. We inspect the exterior roof surface, gutters, flashing, soffits, fascia, and attic space. For larger or more complex roofs — flat commercial sections, multiple dormers, or natural slate — allow up to 90 minutes. We give you a time window when you confirm your booking.
Is the in-home inspection really free, with no obligation?
Yes, completely free with no obligation. We do not charge for inspections or written estimates. We will not pressure you to book work on the same day. Many homeowners use our inspection as a second opinion — that is perfectly fine with us.
Will I get a written estimate on the day of inspection?
For standard repair and replacement projects, our inspector provides a written estimate before leaving. For complex scopes — flat roof systems, mixed materials, or insurance claim documentation — we deliver the written estimate by email within 24 hours of the inspection.
Do you inspect all roof types?
Yes. We inspect asphalt architectural shingles, flat membrane roofs (TPO, EPDM, modified bitumen), metal panels, composite and synthetic slate, cedar shake, and natural slate. We are familiar with the mixed-material roofs common in older Northern Virginia and Maryland neighborhoods, including homes with a main pitched shingle section and a rear flat addition.
Can your inspector be present when my insurance adjuster visits?
Yes, and we strongly recommend it. Insurance adjusters work for the insurer. Our inspector works for you. Having an independent professional document damage before and during an adjuster visit ensures the full scope of storm damage is captured in the claim. We assist with storm damage claim documentation at no additional charge for customers who engage us for the repair or replacement work.
