Brambleton: every replacement
The guidelines say Covenants Committee approval "is required for all roof replacements", even like for like. A change of material, they add, counts as significant as a change of color.
Metal roofs in Ashburn: what two associations wrote, and what they left out
Loudoun County reviews no covenants, so in Ashburn Village and Brambleton the association decides first. Here are the dates, deadlines and exact roofing sentences from both, with the questions to send before anyone prices a metal roof.
The documents, in date order
Which association documents carry the roofing words, and when were they written?
- January 25, 2023: Brambleton additions section revised
The contents page of Brambleton's Design Guidelines marks this date on Additions/Alterations. That section says new roof materials must match the house "or be compatible (i.e. standing seam metal roof in a consistent color)". It is written for additions, not for replacing a whole roof.
- June 24, 2025: Ashburn Village guidelines updated
Every page of the 76-page PDF carries this date. Its roofing paragraph says no AERC approval is needed for the same material, color, configuration and pitch, and that "any changes to roofing material, color, configuration or pitch are not permitted without prior AERC approval."
- September 2026: Brambleton's current agenda posted
The design review page lists "Design Review Applications for Consideration" for that month, which shows the Covenants Committee is working on a monthly cycle now.
What the words do not say
Neither association published an approval of metal
We read all 76 pages of the Ashburn Village guidelines: the roofing section never uses the word metal, which appears only for fences, railings and sheds. Brambleton's roofing section names asphalt shingles, and its two uses of metal roofing are the additions example above and a steel-to-shingle example below. Neither text says a metal replacement roof is allowed, or that it is refused. That decision sits with the committee.
The calendar of an application
In what order does a roof-material request move through each association?
- 1. Ask first
Loudoun's permit page tells applicants to contact their homeowner or property owners association for additional approval. Brambleton adds that anyone in doubt should ask the Covenants Committee before proceeding.
- 2. Hit the deadline
Ashburn Village: 5:00 p.m. on the Friday before the next AERC meeting. Brambleton: 9:00 a.m. on the Friday ten days before a meeting held typically on the second Monday. A late application waits for the next meeting.
- 3. Wait for the letter
Ashburn Village posts results within two business days of the meeting and mails approvals; denials or letters with conditions go by signed-for mail. Brambleton's letters arrive 5 to 7 business days after the meeting.
- 4. Appeal, or begin
Ashburn Village allows an appeal request within ten days of the AERC action, and says work must start within six months of approval and finish within 12 months.
Three details that change the plan
What in these guidelines could stop a metal roof before it starts?
One roof at a time
Both documents say the entire structure is reroofed at one time. A partial job is allowed only if the new roofing exactly matches the existing roofing, which a metal slope on a shingle roof cannot do.
Neighborhood standards
Ashburn Village says some properties have their own approved standards, and owners must meet them as well as the guidelines. Ask which apply to your street.
What Brambleton asks you to attach
What goes in a Brambleton roofing application?
Photographs of the house and roof; the manufacturer and the specific color name of the proposed roofing, plus a sample; if possible a sample of the existing roof; and the roofing colors of the adjacent neighbors. The same page says the committee will consider expediting applications in emergency situations.

Questions Ashburn Village and Brambleton owners ask about metal
Does Ashburn Village's roofing rule mention metal?
No. The roofing paragraph speaks of material, color, configuration and pitch without naming any material. A change to any of those needs prior AERC approval.
Does Brambleton's mention of a standing seam metal roof mean it is approved?
No. The phrase is an example of a compatible material for additions. The roofing section for replacements does not repeat it, so ask the committee about your house.
Do I need Brambleton approval to replace shingles with identical shingles?
Yes. The guidelines require a design review application and committee approval for all roof replacements.
If I own a steel roof in Brambleton, what does the text say?
Its example of a significant material change is galvanized steel to asphalt shingles. It does not describe replacing steel with steel, so describe your roof in the application.
Can I replace one slope with metal?
Both associations say to reroof the entire structure at once, and allow partial work only when it exactly matches the existing roof.
What if Ashburn Village denies my request?
An appeal request is due within ten days of the AERC action, and a Board hearing can consider a variance with a written rationale. The Board's decision is final.
Does a Loudoun County approval cover the association step?
No. The county's permit page says applicants must still contact their association. Call 703-777-0220 for the county side.
What about Ashburn Farm, Broadlands, Belmont or One Loudoun?
Their roofing rules are outside what this page covers, so it cannot say what they allow. Ask each association before choosing a material.
