What do the Ashburn Village and Brambleton design committees say about roofs?
Loudoun's permitting page tells applicants to contact their homeowner or property owners association for additional requirements or approval. A county permit does not replace that step.
The Ashburn Village Community Association's 2025 guidelines say its review committee does not need to approve replacement roofing of the same material, color, configuration and pitch. In townhomes, replacement roofing must exactly match the material and color of the original. The whole structure must be reroofed at one time, and any change of material, color, configuration or pitch needs prior approval.
Brambleton goes further on paper: its Covenants Committee says all changes to the exterior appearance of a building or lot are subject to its review, including changes in color and materials. For Broadlands, Ashburn Farm, Belmont and One Loudoun, check with your association first.

Does the Ashburn Historic District near Ashburn Road add review to a roof?
Loudoun's county historic districts are Aldie, Beaverdam Creek Historic Roads, Bluemont, Goose Creek, Oatlands, Taylorstown and Waterford. Ashburn is not on that list.
The old village is a separate matter: the Virginia Department of Historic Resources lists the Ashburn Historic District on the Virginia Landmarks Register as of June 19, 2014. That is not a county district.
