Professional window film installation on a Northern Virginia home

South- and west-facing windows in DC-metro summers can let in 80–120°F of solar heat — driving up cooling bills, fading furniture and flooring, and making rooms uncomfortable in the afternoon. Professional window film blocks 99% of UV, rejects up to 78% of total solar energy, and pays back installation cost in 3–7 years on cooling savings alone. King's Roofing is an authorized installer for 3M, LLumar, and SolarGard residential and commercial films across Northern Virginia, DC, and Maryland.

Film Types We Install

Spectrally selective films (3M Prestige, LLumar VistaShield, SolarGard True Vue) reject the maximum heat while staying nearly clear — almost no visible change to the window from outside. Best for homeowners who want performance without changing their home's aesthetic. Total Solar Energy Rejected (TSER) typically 50–70%, visible light transmission 60–75%.

Reflective films (3M Night Vision, LLumar Solar Bronze) give the highest heat rejection (up to 78% TSER) at the cost of a visible exterior reflection. Best for west-facing walls of glass where peak afternoon heat is the dominant issue.

Security films (3M Safety Series, LLumar Magnum) hold glass together in the event of breakage — anti-shatter for storm protection, smash-and-grab deterrence, and accidental impact safety. Can be combined with solar films.

Decorative & privacy films (frosted, gradient, etched-look) for bathroom windows, conference-room walls, sidelights, and any application where privacy matters more than solar control.

Why DC-Metro Homes Benefit Specifically

Summer humidity and afternoon sun angles in the DC metro create a particularly punishing solar-heat-gain pattern. West-facing walls of glass on homes in Vienna, McLean, Bethesda, and Tysons can see surface temperatures exceeding 130°F in July afternoons. Without film, that heat radiates inward for 4–6 hours after sunset, fighting your AC the entire time.

Film also dramatically slows UV-driven fading of hardwood floors, leather furniture, area rugs, and artwork — a particular concern in homes with significant glass exposure on south or west elevations. We've installed film on entire estate elevations in Great Falls, Potomac, and Falls Church specifically to preserve interior finishes.

Installation Process

Day-of-install: we measure each window pane, hand-cut film to spec, deep-clean the glass interior surface, and squeegee the film with a slip-solution to remove all air bubbles. Average time is 15–20 minutes per window for residential, faster for commercial bulk installs. A whole-house residential installation (15–25 windows) typically completes in one full day.

Cure time after install: 14–30 days for full optical clarity. During that period it's normal to see small moisture pockets — they evaporate through the film. We instruct homeowners not to clean the inside of newly-filmed windows for 30 days, and never with ammonia-based cleaners (use distilled water and soft microfiber).

Cost & Payback Math

Residential film installation: $9–$18 per sq ft of glass depending on film type. A typical west-facing wall of glass (8 windows, ~150 sq ft total) runs $1,400–$2,700 installed. Cooling-bill savings on the rooms behind that glass typically run $400–$700 per year in this climate — 3–7 year payback, then pure savings for the 15+ year film life.

Commercial installations scale more favorably — large square footage and uniform glazing types reduce per-foot installation labor. Commercial buildings typically see 15–25% reduction in HVAC cooling load.

Warranty & Aftercare

3M, LLumar, and SolarGard all back their residential films with lifetime manufacturer warranties (against bubbling, peeling, color change, and adhesive failure). Commercial warranties are typically 15 years. We add a 5-year workmanship warranty on top of the manufacturer warranty.

Aftercare is minimal: standard window-cleaning routine with non-ammonia cleaner. Film should never be scraped. If a pane needs replacement (e.g., insulated unit seal failure), the new pane can be re-filmed at no warranty penalty.

Frequently Asked Questions

Does window film void my window manufacturer warranty?
Sometimes — most major window manufacturers (Pella, Andersen, Marvin) permit aftermarket film if a professional-grade product is properly installed. We provide written film specs and install certification that the major manufacturers accept. Always check your specific warranty terms.
Can window film be applied to insulated glass units?
Yes, and it's now standard. The thermal-stress concerns from the early 1990s have been engineered out of modern films — manufacturers warrant against seal failure caused by film when their specs are followed.
Will the film make my windows look dark?
Not with spectrally selective films like 3M Prestige — exterior appearance changes very little. Reflective films do create a mirror-like exterior appearance, which some homeowners want and others don't. We bring sample panels to your home before the install so you can see exactly how each option looks.
Does window tinting work in winter?
Films retain heat in winter (the same low-E principle that reflects summer heat out keeps interior heat in). Net annual energy benefit is overwhelmingly positive in this climate.
Can you do automotive window tinting too?
We focus on residential and commercial only. We can refer you to good automotive specialists in the DC metro.
Is window film bulletproof or shatterproof?
Security films are shatter-resistant — they hold broken glass together but are not bullet-resistant. They dramatically slow forced entry and protect occupants from flying glass in storms or accidents.
