Metal Roofs in Burke, VA: The Words an Association Covenant Uses
Fairfax County has no Burke-specific metal rule that we found. One Burke community, Burke Station Square, does post its recorded covenants, and they ask an architectural committee to review materials without ever naming a roof. Here is what those words mean when you ask about metal.

Two phrases decide a Burke Station Square exterior request
Plans are reviewed for quality of workmanship and materials, and for “harmony of external design with existing structures”.

- AlteredCovenant word
- Article V of the Burke Station Square declaration asks for approval before a building is erected, placed or altered on a lot. The posted text does not define altered, so whether a re-cover counts is a question for the association, not something to assume either way.
- AmendmentRecorded paper
- The declaration says it can be amended by a signed instrument, at 90 percent of lot owners in its first term and 75 percent afterward, and that any amendment must be recorded. The file on the association's documents page holds no amendment, so ask whether a later exterior rule exists.
- Architectural Control CommitteeReview body
- Article V names it as the approver, in writing. The first members were the developer's principals, and the declaration lets a majority of lot owners change its membership by recorded instrument. Who sits on it now is for the association to tell you.
- Concealed and exposed fastenersPanel types
- IBHS describes the two common metal panel types: exposed fastener, with lapped sides and visible screws, and concealed fastener, such as standing seam and snap lock. They look different from the street, which is our reason to name the type in anything you submit.
- Fire-rated roofCounty term
- The county's permit page exempts replacing less than 256 square feet of roof plywood, unless the roof must be fire rated, as on townhomes. The page names no roof covering material, metal included.
- Galvanic compatibilityMaterial check
- The Building Science Advisor guide says not to mix different metals on a roof, and to choose screws and accessories that match or are chemically compatible with the panel. A written scope should name them.
- Harmony of external designReview test
- Article V measures a proposal against existing structures. Whether a metal profile and color sit with the neighboring roofs is left to the committee's judgment; no color, profile or product list appears in the posted text.
- MaterialsReview test
- Article V lists materials, with quality of workmanship, among what the committee reviews. It sets out no approved or forbidden list, so a metal request is judged, not looked up.
- SlopeCode term
- The 2021 model code sets the gentlest slope for standing-seam metal panels at one-quarter unit vertical in twelve horizontal, and IBHS adds that manufacturers may set their own minimum. Ask what slope your roof has before asking which panel suits it.

Who has said nothing about metal in Burke so far?
The county
The permit list names replacing roof shingles among work needing no building permit and puts roof repair on its list of work that does. It does not mention replacing shingles with metal, so ask Land Development Services, 703-222-0801. The Burke roofing page has the office details.
Read before you assume
Which document is this, and who does it bind?
The posted file holds two recorded declarations from the same developer, one for Section Two-B (Deed Book 3402, page 736) and one for Section Two-A (Deed Book 3465, page 493), both in Fairfax County. They are scanned page images, which is why we read them by eye, and they are old, so treat them as the starting paper, not the current rulebook. They bind only the lots in those sections. Burke Centre has its own Conservancy and its own rules, whose rules are outside this page, and the rest of Burke has other associations with their own papers.
One more detail from the same documents page: the association's 2023 reserve study lists the roof on its own common building as asphalt shingles. That is a common-area building, not a ruling on what homes may use.

Only to lots in the two sections named above. Ask your own association, or check the closing papers, for the declaration that covers you.
Can the committee refuse a metal roof?
The text gives it a say over materials and harmony of external design, and no list. How it applies that today is for the association to answer.
Does the county say a metal roof needs a permit?
The county page we read does not mention metal. It does list replacing shingles among work needing no permit, so describe the exact scope to the office.
Why match the screws to the panel?
Different metals touching can corrode each other, according to the Building Science Advisor, so fasteners should match or be compatible.
