Metal Roofs in Springfield, VA: What the County's Load Table Says
Springfield has no building office of its own, so the weather numbers a metal roof is designed against come from one table that Fairfax County prints for every address. We read it, and the permit pages beside it, for what they say about metal. Mostly they do not name it.
The printed numbers
Which design loads does Fairfax County publish for a Springfield roof?
The county's codes and standards page carries a heading called Local Design Load Criteria. These are the rows that touch a roof, copied as printed on October 14, 2026.

Under the table the county adds a notice. The snow figure holds only if a designer uses the state code's own maps together with one edition of the national loading standard, and the county says it will follow the referenced standard once the state corrects an inconsistency. So the number is a design input that can be revised, and it describes the county, not Springfield alone. No separate Springfield table exists.

- How snow behaves on a panel roof, such as where it slides. The page is about structural design, not coverings.
- Who answers it

- What the county says
- The residential speed for the structure's design.
- What it leaves out
- It names no roofing product. A panel system is judged as a tested assembly from the deck up, not as a bare panel.
- Who answers it
- The scope. Ask for the test listing of the whole assembly, in writing.

- What the county says
- One word in a row of the table.
- What it leaves out
- Which coverings it applies to. The model code clause we opened lists shingles, shakes, slate and roll roofing and does not name metal panels.
- Who answers it
- Land Development Services. Do not assume either answer.
Where does a metal panel job land when the lists say shingles?
The county's no-permit list for homes says “Replacement of roof shingles”. A second page, for residential miscellaneous permits, lists “Re-Roof/Re-Line” among the work it covers. Neither page mentions metal, and neither explains how the two fit together. Our reading is that the scope decides, so put the exact scope to the office at 703-222-0801 before panels are ordered. Is metal even a candidate for a house, a townhouse or an apartment roof here?
Census counts occupied homes by who lives there and the size of the building (ACS 2024 5-year, table B25032, Springfield place, 10,399 occupied homes). It cannot see a roof, so each row ends with a question.

This is the group where metal is a plain owner decision, with 810 more detached homes occupied by renters. The question that matters is the roof's present state: how many coverings are already on it, and is the deck sound enough to take panels.

A row usually reads as one roofline from the street, so an association may hold the say on profile and color. Ask for its written rules first. The fire-rated plywood point on the county page also applies to townhouse roofs.

Here the owner or board decides, and the county treats such buildings under its commercial permit track, not the residential one, per the note on its miscellaneous permit page. Metal depends on the roof's shape. The code's lowest stated slope for standing-seam panels is one quarter inch of rise in 12, and manufacturers may set their own minimum. Does Springfield publish its own snow or wind numbers?
No. The only table we found is the county's, and it applies to every address in unincorporated Fairfax County, Springfield included.
Is 25 psf a prediction of how much snow my roof will see?
No. It is a design input printed for structural calculations. It does not forecast a winter or describe a particular roof.
Does the county say metal needs ice shield underlayment?
Its table says yes to ice shield underlayment in general. The code clause we opened names other coverings, not metal panels, so the office is the one to ask.
Will the county list treat a metal panel roof like a shingle replacement?
The page says shingles and does not mention metal. We would not assume. Describe the scope to the office and get its answer before ordering.
Can a renter in a Springfield apartment ask for a metal roof?
No. Of the 3,535 renter-occupied homes counted, 2,513 sit in buildings of five or more units, where the owner or manager signs for the roof.
What should I ask a condo board before calling a roofer?
Whether the board or an owner holds the roof decision, and whether any written standard covers the roof's profile and color.
Is a house from the 1950s too old for panels?
Age alone is not the test. What counts is the deck's condition and how many coverings are already on top, which only a look at the roof shows.
