Metal Roofs in Chantilly, VA: Slope and Building Type
One metal question does not fit every Chantilly roof. Pitch comes first, building type second, and the county pages are mostly quiet about metal. This guide sorts the three.

These roofs usually belong to a manager or an association, not to the person who lives under them. The county page does not say which of its lists an apartment building falls under. Ask the building office before anyone prices panels.

The press has described Westfields as a business park zoned mostly industrial in 1985 and mostly built out with offices. The reports do not say what those roofs are made of, so the pitch test still comes first. Our work leans residential, so call first.
The other 371 units are mobile homes, which this guide does not cover.
What the Fairfax page says
Does the county's permit list say anything about metal roofing?
The home list of jobs that need no permit reads “Replacement of roof shingles.” The commercial list reads “Replacement of less than 100 square feet of roof covering.”

If your Chantilly address is in Loudoun, which pages apply?
Loudoun County's permitting page and its Building and Development page, give no roofing instruction at all. The permitting page names decks, finished basements and additions among the work that needs permits, and it says an approval from the county does not replace approvals from other bodies, including a homeowner association.

Can a metal roof go on a Chantilly roof that is nearly flat?
Only some systems are made for it, and the model code sets a different minimum slope for each family of panel. Find your pitch first, then ask the installer in writing how the system is rated for it.
How do I find my roof's pitch without climbing up?
Start with the original plans or the home's records, which often print it as a ratio. A roofer can also measure from the attic rafters or on the roof.
Does Fairfax County's permit list mention metal roofing?
No. The home list words its no-permit entry as roof shingles, and the commercial list speaks of roof covering. Neither names metal, so ask Land Development Services how it treats your scope.
Is a townhouse in Chantilly treated differently for metal?
The county list flags townhomes for fire-rated roof decking, and a Department of Energy guide says a metal roof's fire class belongs to the whole assembly, deck included. Neither says what your row needs, so ask what the deck is rated for.
Do the Sully overlay guidelines say anything about metal roofs?
The January 2026 final draft for the Sully district never uses the word metal or the word roofing. Its roof language covers shapes for new buildings, such as gable, hipped or flat. Only parcels inside the overlay are affected.

Could an office building in Westfields use the same metal as a house?
