Springfield is unincorporated Fairfax County, with no city hall or permit office of its own, and 27.2 percent of its homes sit in buildings of ten or more units, so the first question is often whose roof it is. The county's page lists work by category, and the building official has the last word on your exact scope, so we confirm it before starting. The Fort Belvoir row is there because the installation borders Springfield. Fort Belvoir is a separate Census place, and what applies on post is outside what this page covers.
The address trap
Both, depending on the definition. The 2020 Census counted 31,339 people in the narrow Springfield place. The four postal areas that carry a Springfield mailing line, 22150 through 22153, held 108,621.
So an envelope that says Springfield does not prove a house sits in the place measured below. West Springfield, Kings Park, Newington, Franconia, Kingstowne and Burke are all separate Census places, and so is Lorton. The permit answer is the same for all of them, because the county issues it. The housing numbers are not the same, and the roof questions follow the housing.
Housing
Census figures for the Springfield place, 2020 to 2024. The Census counts homes, not roofs, so none of this tells you the age or material of a particular roof.
Of 10,801 homes, 2,934 are in buildings of ten or more units, and 1,525 of those are in buildings of 50 or more. A building like that has one roof over many households, and its repair is a decision for an owner or a board.
That is 4,864 homes, with the 1950s the largest decade at 2,893. A house from then has probably had its covering replaced at least once, though actual roof age is not in the data.
6,157 detached homes and 1,401 attached ones. Two thirds of occupied homes, 66.0 percent, are owner-occupied, and 15.5 percent were built from 2000 on.
Attached homes matter for one reason in the permit table: the fire-rated plywood exception applies to townhouse roofs, not to a detached house. Next door, 37.9 percent of West Springfield homes are attached, against 13.0 percent here.
Lorton

The median home in the Lorton place was built in 1997, against 1975 in Springfield. Of 7,319 homes, 2,931 date from the 2000s, which is 40.0 percent, and 3,375 from 2000 on.
36.1 percent are detached (2,645) and 34.5 percent attached (2,522). Buildings of ten or more units hold 1,899 homes, or 25.9 percent, and 64.4 percent of occupied homes are owner-occupied.
Because Lorton roofs are younger on average, a leak there more often points at a flashing, vent or wall joint than at a covering that has worn out, though only a visit to the roof settles that. Counts of attached homes, 2,522 of them, also make the townhouse plywood rule relevant.
Historic and HOA review
The county's list of 15 Historic Overlay Districts has no district with the name Springfield. The nearest by name is Pohick Church, whose church sits on Richmond Highway in Lorton, and the county page for it describes construction starting in 1769 and a National Register listing in 1968.
Inside such a district, the county's Architectural Review Board approves exterior changes that need a building permit, even when a subdivision has its own design committee. Its number is 703-324-1380. Outside a district, the board has no role.
Whether your own community has an association with color or product rules is something only its documents answer. Ask before ordering shingles.
Weather and trees
During the overnight storm of September 3 and 4, 2026, a large metal covering ended up on the tracks near the Franconia-Springfield Metro station, according to the transit agency quoted by FFXnow. FFXnow also reported more than 16,000 Fairfax County customers without power. That report describes an obstruction and outages around the county, not a count of damaged Springfield roofs.
