Metal Roofs in Woodbridge, VA: Belmont Bay and Occoquan
Prince William County's pages do not name metal. Two local design documents do: a Belmont Bay guide that sets a rust line for small metal roofs, and a Town of Occoquan manual that asks owners to keep pressed tin and standing seam.

What does Belmont Bay's design guide say about a small metal roof?
Belmont Bay is a Woodbridge, VA 22191 community. Its Community Design Guidelines and Standards are dated March 20, 2026. Its roof pages cover shingles and small metal accent roofs.

What it leaves unsaid
Does the guide say a whole Belmont Bay roof may be metal?
No. We searched it for standing seam, copper, zinc and aluminum and found none of those words. Its general text says a change to the style or colour of existing roof materials needs an application. Whether a full metal roof would be approved is a question for the committee.
Town of Occoquan
Why does Occoquan's manual ask owners to keep pressed tin and standing seam?
Occoquan is its own incorporated town, bordering Woodbridge, and has a historic district reviewed by its Architectural Review Board. The board's Design Guidelines Manual (adopted 2005, updated most recently in August 2024) has a section on roof pitch and material. It says 19th century roofs in the town were standing ridge metal or slate, and that wherever pressed tin or standing seam roofs exist, an effort should be made to preserve or refurbish them. An addition to a building with a pressed tin roof must extend the same roof style.
The same section asks for a roof pitch of at least 8/12, except on hip, mansard and gambrel roofs, and a trimmed parapet on a flat roof. Features should be consistent with the period of significance, 1736 through 1928, before a certificate of appropriateness is granted.
The Town's ARB page says changes to roofs inside the district are reviewed before work, and the applicant or a representative presents at the board meeting.

Slope and deck
Do the two roof-slope numbers in play measure the same thing?
A district floor is not a panel floor
The 2021 International Building Code sets a minimum slope for standing seam metal panel systems of one quarter unit in 12. Occoquan's manual sets a district minimum of 8/12 for roof pitch. Our reading: the first limits what a panel system can be laid on, the second what shape a district roof may take. Ask for both in writing.

Is any other Woodbridge-area historic district covered by a roofing guide?
Prince William County's Architectural Review Board lists Buckland as its only historic overlay district. Its guidelines and location are not covered here.
Do Woodbridge condo buildings follow the Belmont Bay guide?
Not necessarily. The association's site says some content may not apply to sub-association residents, so ask your own board.
